Hillsborough County should be for smart growth and workforce housing that helps solve the current housing crisis and improve people’s daily lives. And property owners who can be part of the solution have a legal right to develop their properties now and into the future. That’s all in jeopardy now thanks to recent action by the Hillsborough County Board of County Commissioners to permanently amend the land development code to stop these types of projects.
The solution starts with collaboration and cooperation, not simply
a “not in my backyard” response.
Across the Tampa Bay area, home prices and rents are skyrocketing, putting homeownership out of reach for essential workers like teachers, healthcare workers, military, and first responders, as well as recent college graduates and other middle-class families.
As many people in the country grapple with economic uncertainty and rising costs, the demand for quality, attainable communities for those left in the gap will only continue to grow.
Hardworking Floridians had reason for hope though. In 2023, Florida passed (nearly unanimously) groundbreaking new legislation – the Live Local Act – to address the growing affordability gap and increase residents’ access to attainable, workforce housing options within the very communities they serve.
Developers and landowners have stepped up, offering plans for a variety of new communities featuring well-appointed interiors and a full suite of community amenities similar to what can be found in today’s market rate apartments, but at a reduced price point.
Unfortunately, Hillsborough County has stopped many of those plans from moving forward. They have frozen all Live Local applications that involve planned developments while Commissioners work to permanently amend the land development code to stop these projects. The result would be a continuation of the current housing crisis in our community.

The Hillsborough County Commission is moving swiftly to permanently change its land development regulations and remove Planned Developments from the Live Local Act’s eligible zoning – essentially taking away your property rights.
Why You Should Care:
Call your land use attorney, email your County Commissioner to oppose the elimination of Planned Developments from eligibility under the Live Local Act, and register to speak at the next BOCC meeting Sept. 10.
